Garage Door Tune-Up & Maintenance

Annual garage door tune-up. We inspect 18 wear points, lube every moving part, and catch failures before they leave you stranded.

Garage Door Tune-Up & Maintenance

Most garage doors fail on a Tuesday morning when you’re already late. The good news is that worn springs, fraying cables, and failing rollers all give warning signs well before they cause a breakdown — if someone checks for them. GarageGuard’s annual tune-up covers 18 wear points and takes about 45 minutes.

What we inspect

Springs, cables, rollers, hinges, brackets, bottom seals, side seals, opener motor mounts, logic board connections, photo-eye alignment, safety reverse calibration, and drive system wear. We look at all of it and show you anything that’s outside normal tolerance.

What we do to it

Every moving metal part gets lubricated with the right product for that component — hinges, springs, and rollers all need different lubricants. We balance the door, verify the safety reverse stops the door when it meets resistance, and tighten any loose hardware before we leave.

Signs you need this service

  • Door is over 5 years old and has never had a service visit
  • Unusual noise — scraping, grinding, or squeaking — during travel
  • Opener strains noticeably more than it used to
  • Weatherstripping is cracking, shedding, or no longer sealing

What we do

  1. Inspect 18 wear points including springs, cables, rollers, hinges, brackets, and opener mounts
  2. Lubricate all moving parts with appropriate lubricant for each component
  3. Balance test the door and adjust spring tension if needed
  4. Align and clean safety photo-eyes
  5. Test opener safety auto-reverse function
  6. Tighten all hardware and inspect weatherstripping condition

Frequently asked questions

How often should I schedule a tune-up?

Once a year is the standard recommendation for a door in regular use. High-cycle doors — 6 or more operations per day — benefit from a visit every 6 months.

How long does a tune-up take?

About 45 minutes for a single door. If we find a part that needs replacement, the job may run longer, but we'll walk you through anything we find before starting repair work.

Is a tune-up actually worth the cost?

Yes. A maintenance visit routinely catches worn rollers, fraying cables, and spring tension problems before they become an emergency repair — often at the worst possible time.

What does the tune-up not include?

We don't do electrical work beyond the opener itself, and structural issues like a damaged header or framing are outside our scope. If we find something like that, we'll tell you clearly so you can get the right contractor.
