Garage Door Winter Prep: 10-Point Checklist for NY/NJ/CT Homeowners

Prep your garage door for winter in NY, NJ, or CT with this 10-point checklist: lubrication, weatherstripping, balance test, and more.

Fall is the best time to service your garage door — before temperatures drop below freezing, before the door starts sticking, and before the springs are cold-stressed. Here’s the 10-point checklist we use when we do a fall maintenance service call. Most of these you can handle yourself; a few are better left to a technician.

Why winter is hard on garage doors

Cold weather affects garage doors in several specific ways:

  • Metal contracts. Springs, tracks, and hinges are under more stress when cold. A spring that’s barely holding together at 60°F may fail its first cold morning.
  • Lubrication thickens. Standard lubricants lose viscosity in the cold, becoming less effective or leaving sticky residue that attracts dirt.
  • Rubber stiffens. Weatherstripping and bottom seals harden in the cold, crack faster, and seal less effectively.
  • Ice forms. The door bottom can freeze to the ground, which destroys the bottom seal and stresses the opener.
  • Moisture intrudes. Freeze-thaw cycles push water into small cracks in panels, expanding them.

The 10-point fall checklist

1. Lubricate the spring system

Apply a garage door lubricant (white lithium grease spray or a silicone-based garage door spray) to the spring coils. This slows corrosion and keeps the coils from stiffening in cold weather. Don’t soak them — a light coat covering all the coil surfaces is enough.

Do: Torsion spring coils, extension spring coils, any spring-related pulleys. Don’t: Spray lubricant into the tracks (this causes the door to slip on the rollers).

2. Lubricate rollers, hinges, and bearing plates

Apply lubricant to:

  • Each roller stem (the stem that fits into the hinge bracket, not the wheel itself)
  • Each hinge pivot point
  • The bearing plates at each end of the torsion spring shaft (the circular plates with bearings)
  • The center bearing (middle of the torsion shaft on two-car doors)

This takes about 5 minutes and dramatically reduces the squeaking and grinding that cold weather amplifies.

3. Inspect and replace the bottom weather seal

The rubber seal at the bottom of your door (the U-shaped or T-shaped rubber attached to the bottom panel) stiffens and cracks with age. A cracked seal lets in cold air, water, and pests.

Test it: With the door closed, shine a flashlight under the door from inside. If you can see light passing through anywhere, the seal is compromised.

Replacing the bottom seal is a DIY-friendly task. Measure the width of your door (usually 9’ or 16’), buy the matching replacement seal (T-bar style for most modern doors), slide it into the aluminum retainer at the door bottom, and trim to length. Cost varies by seal type and door width.

4. Check and replace side and top weatherstripping

The vinyl or rubber weatherstripping along the door frame sides and top keeps out wind, rain, and cold air. It cracks and compresses over time and should be replaced when it’s no longer creating a seal.

Side weatherstrip replacement is slightly more involved — you need to pry off the old stop molding or retainer strip, staple or nail the new seal in place, and trim to fit. Most hardware stores stock standard residential door weatherstrip, but the right product depends on the door frame.

5. Perform the door balance test

Disconnect the opener (pull the red emergency cord) and manually lift the door to mid-height. Release it. A properly balanced door stays where you put it, moving less than an inch up or down.

If it drops, the spring tension is too low — either the spring has weakened, or it needs adjustment. If it shoots upward, the spring is over-tensioned.

Cold weather is particularly revealing for weak springs — the added resistance from cold, stiff hardware makes a marginal spring fail faster. If the balance test shows a problem, schedule a spring inspection before the first hard freeze.

6. Inspect the spring system visually

With a flashlight, look at your torsion springs (above the door) or extension springs (along the side tracks). You’re looking for:

  • Visible gaps or breaks in the coil
  • Significant rust or orange discoloration
  • Coils that appear unevenly spaced compared to the rest of the spring

If you see any of these, the spring is due for replacement. Plan for a repair before November in the NY/NJ/CT area.

7. Check all hardware for loose bolts

Vibration from years of operation loosens bolts on hinges, track brackets, and the opener mounting hardware. Tighten anything that has play with a socket wrench. Don’t overtighten — snug is correct.

8. Test the auto-reverse safety function

Place a 2×4 flat on the floor in the door’s path. Close the door. It should contact the board and immediately reverse. If it doesn’t, the force setting needs adjustment or the sensors need attention.

This test is particularly important in winter when extra friction from cold hardware can affect the sensitivity of the auto-reverse system.

9. Apply anti-freeze lubricant to the door bottom seal area

If you live where the driveway regularly freezes, apply a light coat of silicone spray to the concrete under the door’s sweep area. This prevents the rubber seal from bonding to ice — which, when you open the door, tears the seal and stresses the opener.

Don’t use petroleum-based products on concrete in high-freeze areas — they can damage the concrete surface.

10. Check the battery backup in your opener

If your opener has a battery backup (standard on LiftMaster 8500W and many newer models, optional on others), test it. Most battery backups work for 2–3 years before they need replacement.

To test: disconnect the opener from power (unplug it or switch off the breaker), then try to operate the door. If the door operates on backup power, the battery is good. If nothing happens, the battery needs replacement.

Battery backup replacement depends on the opener model and battery type, and many units are quick to swap once the correct battery is on hand.

  • A spring that’s rusted, gapped, or failing the balance test
  • Hardware that’s significantly corroded or cracked
  • A bottom seal or weatherstrip situation that’s beyond a simple swap
  • An opener that’s 12+ years old and showing signs of wear
